The decision to move is a major step for anyone. However, we are hoping that the additional information that we are making available to you below, will assist you in the decision making process; especially if you are considering moving into an Independent Living Unit.

the residents of Vasey villages, members of the local community and other,

You will of course have many questions in this early stage of looking for a suitable Retirement Village, which suits your needs. To assist you we have compiled the following list of ‘Frequently Asked Questions’, which we hope you will find of interest. We have tried to keep our answers as brief as possible. Should your require greater detail, than please feel free to contact us. Do I own the Unit? No. The ingoing contribution amount that you pay to enter into one of our villages, assures you of a life long tenancy arrangement through a “Deed of Occupancy” with the Association. As long as you are able to look after yourself within an Independent Living Unit, Vasey has an ongoing obligation to provide and maintain your accommodation. What other costs apart from the Ingoing Contribution do I have to pay? You will have to pay for all your telephone and electricity costs. You will also have to pay an amount for Recurrent Charges for General Services, which is paid quarterly in advance. You may also wish to avail yourself of the 24 hour a day 7 days a week emergency system within the village. The village has already been installed with a Vitalcall Emergency System. To access this service you will need to contact Vitalcall or another provider, who will charge you an ongoing monitoring fee. Details regarding current levels of Ingoing Contributions and Recurrent Charges for General Services for various villages can be found within the Disclosure Documents links on our web pages for each of Vasey's individual properties. Do I have any say in the future variations to Recurrent Charges? Yes, in fact it is the residents of the village who will meet and consider the proposed budgets for the coming year. If I should vacate the unit for whatever reason; how much of my initial contribution do I get back when I leave? The amount of your refund depends on the terms of your contract and the time that you have been with the Association. Simply put you will lose on average 10% of your initial ingoing contribution each year however, this amount will vary depending upon the terms of your contract. For example, should you leave Vasey after say four years, you will receive approximately half of your initial contribution back in the form of a refund. It is important to note that after 9 years and 1 day, no refund of contribution will be paid. This does not mean that you have to pay another contribution after that date. Can I sell my unit in the future? No. The Unit is owned by the Association and cannot be on sold by any resident to another person. Is there any ongoing care? No. Vasey’s units are purely Independent Living Units and as such, no ongoing medical support or care is provided. However, many of our residents receive assistance through Community Carers and from organizations such as Meals on Wheels and Legacy. Are meals provided? No. Do I have to put a deposit down on a unit? No. What is the age range of Vasey’s residents? Our residents currently range in ages from 55 to 100. Do I have to pay Legal Fees / Stamp Duty? No. There is no stamp duty charged when entering into a Vasey village. The Association will not ask you to pay for Legal Fees in regard to the preparation of a contract. However, we do encourage all prospective residents to seek their own independent legal and financial advice prior to entering into any contract with the Association; any costs involved in obtaining this advice is your responsibility. How soon can I move into a unit? The timeframe will depend upon a number of factors, such as the availability of a unit, the stage of refurbishment or renovation the units is at, as well as adhering to the timeframes set out in the Retirement Villages Act 1999. This Act governs the operations of Retirement Villages in New South Wales. In summary it is very difficult to give a generic answer. Our management team will however, work with you to facilitate a convenient and speedy transfer.
